Pre-Listing Consultation 

Do you want to find out exactly what needs to be done to stage your home to sell for the largest profit? Beginning with the entry and curb appeal, we’ll walk through your home and provide you with recommendations to improve your home’s marketability prior to listing including specific areas to rearrange, declutter, repair, and improve curb appeal. We will tell you the “why” behind our recommendations.

Walk + Talk

We walk and talk, and you record notes as we tour the property together. At the end of our consultation, we will have discussed our recommendations to prepare your home, inside and out, for your upcoming open house.

Written Staging Report

After our consultation, we deliver a detailed, report of our recommendations within 24-48 hours of our visit. Action items are prioritized and each room of the consultation is covered. Homeowners often say the written report is invaluable as they prepare their homes for sale.

Accessories Upgrade 

We elevate the space by bringing in updated art, pillows, rugs and other accessories to help make an emotional connection with potential buyers and to allow the property to photograph at its best. We work with the homeowner's larger pieces and integrate our own pieces. Starting packages include: living room, dining room, family room, kitchen, and primary bedroom. 

VACANT STAGING

We will create a model home atmosphere in any property, regardless of age or price point. We visit the property, select and curate furnishings and provide a complimentary staging proposal. *Cost is based on square footage and number of areas to be staged. Prices start at $2,200 per month. 

Buyers will spend an average of 7 minutes touring a vacant home. But the average increases to 40 minutes when the home is furnished, making them more likely to make an offer.
